We will assist you:

  • Strategize and evaluate project's optimal capital structure within the context of both the client's strategy and risk threshold.

  • Coordinate with client and lender contacts to obtain financing options, current debt and equity pricing, and optimal deal terms for development.

  • Create financial models to evaluate capitalization structure(s) and cost of capital pertinent to a development or investment, including project and portfolio level analysis.

  • Analyze financing options based on construction loan origination fees, construction loan interest, permanent loan fees, and lender requirements.

  • Coordinate and prepare all financing applications, supporting materials, coordinating with lenders, equity partners, public partners and agencies.

  • Coordinate and oversee with all aspects of due diligence and transaction closing for financing and equity closings, including, but not limited to: managing due diligence deliverables for lender and equity partner(s) per closing checklist(s), legal review of all term sheets and closing documents, and back up review of closing/settlement statement.

  • Prepare project lender packages and project for submittal (e.g., project costing for fees, specialist/historic fees, easements/utility back charges, appraisal, environmental study, traffic study, commissioning, furniture fixtures equipment, relocation, and other costs)

  • Prepare financial analysis and underwriting to evaluate development or investments, including project and portfolio level performance and structured finance.

  • Perform and coordinate financial due diligence (including rental rates, market data, operating expenses, and sale comparables), and physical due diligence (including contract review, project budgets, and consultants input).

  • Underwrite, budget and pro forma preparation for project financial, cost and budgetary analysis, including the preparation of cash flow analysis, and monthly project schedules.

  • Coordinate with client’s Development, Construction and Property Management teams to estimate and evaluate both development and operating budgets.

  • Identify economic and general project issues with potential economic impact.

  • Evaluate exit strategies with operating costs/revenue and income streams.
